Booking and cancellation

Confirming a booking

Bookings are confirmed once we receive an advance of 50% of the total. The balance is paid at check-in.

• Any change in the number of guests must be shared at least 7 days before the booking date. Otherwise, the full amount is payable for the minimum guest count confirmed in your booking message.
• A visit is postponed for a red alert only when the government issues a direction (GR), not on the basis of news reports.

Cancellation policy

• Up to 20 days before the check-in date: 100% refund.
• Up to 7 days before the date: no refund, with free rescheduling within the next 1 month.
• Less than 7 days before the date: no refund.
• Group bookings and events (3 rooms or more) cannot be cancelled or postponed.

House rules: for a peaceful stay

The Farmstead is a countryside retreat for slowing down, enjoying nature and reconnecting with family, friends and colleagues. Please help us keep the experience peaceful and comfortable for everyone.

Peaceful gatherings

Birthdays, anniversaries, family gatherings and corporate outings are welcome when celebrated respectfully. Loud music, DJ parties, shouting and late-night disturbances are not permitted. Outside Bluetooth and portable speakers are not allowed. Please discuss event sound arrangements with us before booking.

Check-in and visit timings

Stay check-in is at 1 PM and check-out is by 10 AM. Day outings run from 8 AM to 6 PM. Every adult guest must show a valid photo ID at check-in.

Food and dining

Outside food and beverages are not permitted. Meals are served in the dining area. Room service is available at an extra charge.

Pets

Pets are welcome at Rs 500 per pet. Please supervise them, clean up after them and make sure they do not disturb other guests.

Smoking and alcohol

No smoking inside the rooms. Smoking is allowed in the designated areas only. Please check with our team about the alcohol policy before your visit.

Children's safety

Please supervise children at all times, especially near the river and the swimming pool.

Care for nature

Do not pluck fruits, flowers or plants, or disturb wildlife. Avoid single-use plastic and use the bins provided.

Come to unwind, reconnect and enjoy nature. Thank you for helping us keep The Farmstead calm.

Privacy

What we collect

When you send an enquiry or book: your name, phone number, email, visit dates, group size and anything you write in the message box.

Why we use it

• To answer your enquiry and manage your booking.
• To send booking confirmations and reminders.
• To send offers, only if you opt in. You can opt out at any time.

Who we share it with

Only the services that run our website, email and payments, and only to provide those services. We do not sell your information.

How long we keep it

Up to 2 years after your enquiry or stay, or longer only where the law requires it.

Prices and photos on this site are shown in good faith and can change. The rate in your booking confirmation is the one that applies. Photos and text on this site belong to The Farmstead. These terms are governed by Indian law, with jurisdiction in Pune, Maharashtra.
